Buildings

If you plan to have work done on the exterior of your unit such as windows, gates, storm doors, etc., or if maintenance is needed, you must submit a Maintenance/Modification form located on the Resources & Information page. Please submit the form directly to the Buildings Chair or to any board member, via email or hardcopy. The HOA will not pay for work if it is not approved in advance.

Although we have not had any issues, the township only pays for sewer back-up damage when it is their fault.  You might consider adding sewer back-up protection to your homeowner’s insurance. Talk to your agent.  

If you have a sump pump in your unit, please keep a close eye on it. Report any suspicious activity such as running too long, water sounds which may be the back-up running, and of course the alarm sounding to both our plumber Jason Kopec at 810-743-2110 and to a board member. Residents can be held responsible for additional water costs if they allow their sump pump to malfunction for a long time. If you are having problems on a non-working day, check with a board member before you call the plumber. Change the 9V battery in the alarm every two years as directed on the unit.  Please refer to the Sump Pump Responsibilities

Deck repair and maintenance is the co-owners responsibility. The approved color for deck stain is Sherwin Williams Chestnut, Semi Solid (SW3524SS). Please visit the Sherwin Williams store to obtain the approved color before staining your deck. If the contractor does not use the Sherwin Williams product, a substitute may be used only by Board approval. If residents choose to use composite decking, Board approval is required as well.

Replacing windows? Did you know that a permit from the township is required when you replace windows? You must also fill out a modification/replacement request and be sure to talk to someone on the board so you get the right kind of windows.  If your window frames extend over the rough-sawn wood trim, you will have to pay for the work if that trim rots and needs replacement. 

A garage door that matches is available from Davison Door. We are not recommending them, but they are one source you can check. The color of the door is almond.  You should take the trim paint & garage and entry door formulas to the store before purchasing.

Grounds

Water hose leaks are major cause of damage to homes. Replace yours if they are old and turn water off to your washer when you are away. 

Board policy allows work to begin in the complex beginning at 8am, unless there is an emergency or during hot weather when work is needed at earlier hours. And of course snow plowing occurs anytime

Mowing of lawns is scheduled on Thursday. If weather delays the mowing, the crew will typically mow the next business day.

Trash collection is on Wednesdays except after major holidays when it would be on Thursday (New Year’s Day, Memorial Day, Fourth of July, Labor Day, Thanksgiving, Christmas). Compost pick up is April through November.  You can find specific info on the Grand Blanc Township website  During the summer, you are asked to put your trash on your driveway rather than your lawns, since the sprinklers are running on Wednesday mornings.  Be sure to secure your recyclables in the bins. Break down boxes, secure papers in a box or bag, and put light bottles in the bottom, topped by heavier items. 

If you are moving, please leave the ice melt bucket for the next resident. Also, if you have a satellite dish, you must remove it.

All Else

The $345 monthly maintenance fees are due on the first of each month. They are considered late on the 11th of the month. If you have the bank remit payment please do so by the 25th of the previous month. If you are using the drop box located at 10313 Champions Circle, please do so by the first of each month. If you are mailing payments personally, please remit to P.O. Box 1046, Grand Blanc, MI 48480.

Please take a few minutes to review Article IV of the revised bylaws and Article IV of the revised master deed with your insurance agent. The associations complex insurance is handled by McCredie Insurance Agency, agent Scott Breslin, account manager Bernadette Hill, and the carrier is American Family Home Insurance Company. Proof of insurance  for a mortgage or home equity loan can be obtained by calling the agency at 810-767-6050 or 800-333-0983. Your mortgage company can also request this directly by faxing 810-767-7323 or emailing certs@mccredieins.com. Requests can also be made at their website.
